Tuusula has plenty to choose from – come and buy a plot!
Those planning to build their own home have plenty to choose from in Tuusula's wide selection of plots. There are currently well over 100 plots available in different parts of the municipality.

In addition to a plentiful and diverse selection of plots, Tuusula’s location is an advantage for those building their own homes. The plots in southe Tuusula are located within easy reach of the capital region, the rest of Finland and other countries.
The importance of the airport’s proximity is also reflected in the number of applicants for plots. Tuusula is an easy place to leave to see the world and, on the other hand, an easy place to retu to.
It is easy to travel from Pohjois-Tuusula to other parts of Finland, whether to a holiday cottage or to visit relatives. In Pohjois-Tuusula, train connections via Jokela station increase the opportunities for travelling by public transport.
Supply everywhere
Currently, plots are available in Anttilanranta and Häriskivi in southe Tuusula, and in Peltokaarre and Uunimiehenpuisto in the Jokela area of northe Tuusula. In addition, plots are available in Kellokoski in northe Tuusula.
The timetable for making plots available is affected by factors such as the progress of zoning, investment decisions and the schedule for the construction of municipal infrastructure. The municipality only transfers building sites that have been divided up in accordance with the plot division and where municipal infrastructure is generally in place.
Multiple search methods
Plots are allocated through various application procedures. Even now, plots are being allocated through a continuous plot search. In this case, plots are allocated in the order of application, provided that the applicant meets the selection criteria. One criterion, for example, is that the plot must be built for the applicant’s own use. When purchasing a plot from the municipality, the purchaser undertakes to build on the plot within a specified period.
Other search methods include competitive bidding and fixed-term plot searches. Plots that are expected to receive a large number of applications or plots located in particularly significant locations are selected for competitive bidding.
In a competitive bidding process, applicants submit their desired bids for the plot. The bid must exceed the starting price set for the plot. A competitive bidding process is not the same as an auction, and bids cannot be raised. The bid letters are opened at the same time, and the highest bid wins.
Fixed-term plot searches are the most common form of plot search. Fixed-term plot searches usually cover areas with a large number of plots. In recent years, for example, Lahelanpelto and the first and second phases of Häriskivi have been available for search. Plots are still available in both areas through continuous search. Plots that remain after the fixed-term search usually move to continuous search.
In a fixed-term application process, the application period is one month at a time, and plot recipients will be notified of the selections shortly after the application period. In the case of equal applicants, the plot recipient will be selected by lottery.
The municipality only transfers detached house plots to private individuals – detached house plots are not transferred to companies. When transferring plots, it is important to treat all applicants equally, which is ensured by, among other things, selection criteria and transfer conditions that apply to all applicants. Further information on the selection criteria can be found on the Tuusula municipality’s detached house plot pages.
Plots in Tuusula can be applied for conveniently online, with the exception of competitive tenders, where bids must be submitted to the municipality in a sealed envelope.
Please read the terms and conditions carefully.
In Tuusula, detached house plots can be purchased or leased. Applications to purchase a plot take precedence over applications to lease one. If they wish, those building their own home can purchase their leased plot once the residential building constructed on it has been taken into use. This allows for flexibility in financing the construction project.
With the exception of tender plots, the pricing of detached house plots is based on the zone prices for residential plots decided by the council, which are based on market prices.
If you are considering purchasing a plot, it is advisable to carefully review the terms and conditions before applying for a plot. Comprehensive information on detached house plots in Tuusula can be found at tuusula.fi/omakotitontit.
