Tuusula owns several properties that it would be sensible to sell. Disposing of surplus real estate will help the municipality to implement its extensive investment programme and keep its operating expenses under control.

The implementation is in line with the municipality’s new strategy; Tuusula is a pioneer in vitality. Vitality is ensured, among other things, through careful and considered financial management. The new mayor’s programme outlines the goal of divesting underutilised properties and taking good care of the municipality’s real estate assets.

Properties put up for sale typically have low utilisation rates or have been taken out of use. Unused buildings place a strain on municipal finances. Selling them reduces expenditure and improves the allocation of resources.

The situation is being updated continuously.

The systematic process of realising the properties began at the end of 2022, when the criteria for realisation were outlined and the properties to be prepared for sale were listed. The list is continuously updated as properties are released from their previous use.

The list was last updated this week when the municipal council decided on the sale methods and price reservations for the old school building in Linjamäki and the Purola youth centre.

At present, the municipality of Tuusula has a list of properties to be sold, including buildings that have been used as schools and daycare centres. The list includes both properties that are currently in use and those that have been left vacant. Some of the properties are protected.

For some properties, it makes sense to wait for an upcoming change in the zoning plan, which will enable, for example, the division of the property into plots.

Auction as a method of sale

Recently, the sale has been carried out by auction, and at least for the next properties to be sold, the same method will be continued. The properties are listed on the huutokaupat.com website, where interested parties can submit bids. A reserve price and other terms of sale are set for the properties, which are approved by the municipal council. This method of sale has proven to be effective, and there has been interest even from outside Finland.

The next properties to go on sale will most likely be the Klemetskog school, the old Linjamäki school and the Purola youth centre, which are expected to be auctioned off in the first half of this year.

More properties will become available as they are prepared for sale. Preparation includes, among other things, assessing the condition of the property, determining the market price and approving the terms of sale. An external appraiser is used to help determine the price. According to the current listing, which extends to 2032, there are properties to be realised for each year.
