Tuusula Municipality has completed a market study on Tuuskoto. The municipality will begin further negotiations with interested parties in the autumn and will explore options for developing the building.
The municipality of Tuusula carried out a market survey to gauge service providers’ interest in the development of Tuuskodo and to identify possible development options.
– The market survey was carried out by GSP Group Oy, which assessed interest in the development of Tuuskoto. Of around 50 operators, five expressed preliminary interest, subject to certain conditions. Developing the Tuuskoto building will require risk-sharing, for example by granting a partner building rights or plots within the planning area, explains Albert Andersson, Director of Municipal Development.
The local authority will launch a market consultation with interested parties in autumn 2026. The aim is to gain a clearer understanding of the implementation options available.
– We have responded to the wishes of residents who have been calling for the preservation of Tuuskoto. In the current master plan, the Tuuskoto area is zoned for housing, and there is demand for new plots, particularly in southern Tuusula. We are looking into whether we can find a commercial operator and developer so that Tuuskoto, and particularly its oldest part, can be preserved, says Mayor Janne Mellin.
Tuusula owns a number of properties which it has decided to sell. The properties to be sold typically have a low utilisation rate or are no longer in use. Divesting itself of surplus property assets will help the municipality to implement its extensive investment programme and keep its operating expenditure under control.
